FLOOD FREE CULTIVATION

This exceptional irrigation property is located only 15km from Rockhampton CBD with all the services you would expect being so close to a large center. The property consists of 100Ha (247.1acres) freehold and 16Ha (39.5acres) lease hold.

Country The cultivation country consists of Brigalow and Belah soils. Approximately 40Ha is flood country grassed with Para grass and hymenachne.

Cultivation There is a total of 110 acres that has been used as cultivation in the past with approximately 20 acres put back to pasture.  It is all currently planted to Rhodes grass but has previously grown Lucerne, forage and cereal crops

Irrigation A total of 67acres is watered by 2 Reinke center pivot irrigators. The water is delivered from the 42,500g/h bore through 6 inch underground mains by a 35hp Duetz diesel motor delivering 12,000 gallons an hour.  A with a further 10 acres is able to be water by removing a couple of trees. The remainder of dry land cultivation could be watered with traveling irrigators by adding a small amount of underground mains. There is a 200meg water license from the bore.

Infrastructure A large fully enclosed 20m x 16m x 6m shed with power is used as a hay and machinery shed. The floor is 125mm concrete for heavy machinery. There are doors at both ends of the shed to allow bales to be packed and removed in order. The fencing is mostly on good order with the property divided into 5 paddocks.

House The house is a large 4-bedroom modern home. The main bedroom has an ensuite and walk in robe. The other bedrooms all have built-ins and all the bedrooms are carpeted. The timber kitchen and dining room are separate from the large Family/Lounge room. Water is supplied from rain water tanks and a 3,000 gallon/hour bore.
